TEAMS have specialist knowledge of kitchen extract systems. These systems can become a serious fire hazard if they are not regularly checked and cleaned. When ignited, the grease laden dirt which accumulates in the system can burn fiercely, rapidly spreading fire and smoke to other parts of the building.

The HVCA TR/19 Guide to Good Practice – Internal cleanliness of ventilation systems stipulates annual cleaning as a minimum. This guidance is cited in current Building Regulations guidance.

This guide recommends the following cleaning schedules:

Kitchens in use for 12-16 hours per day (i.e. heavy use) – to be cleaned every 3 months

Kitchens in use for 6-12 hours a day (i.e. moderate use) – to be cleaned every 6 months

Kitchens in use for 2-6 hours per day (i.e. light use) – to be cleaned every 12 months

In addition, BESA has now published TR/19 Specification for: fire risk management of grease accumulation within kitchen extraction systems – grease. This is a separate document relating to the fire risk management of kitchen extraction systems. It is applicable to systems being installed in new buildings, as well as the maintenance and upgrading of existing systems.
